Practice transitions

Buy or sell with
the space in view.

A practice changing hands is a building decision as much as a business one. The facility, lease, systems and future capacity shape what a practice is worth and what it can become. We coordinate that side—and carry it through to the built clinic.

One coordinated process / disclosed interests

A coordination partner, not a broker—and clear about it.

Dent Build is the connective layer in a practice transition. We map the parties, organize the facility information, and keep the appraiser, valuator, lawyer, lender, real estate professional and equipment suppliers moving toward one timeline.

We do not set the price, negotiate the deal or hold ourselves out as independent of the outcome. We may introduce a prospective buyer from our network, and we may design and build the clinic afterward. Every one of those interests is disclosed to you in writing, in advance, so you can weigh it.

Registered real estate professionals handle any sale, purchase or lease of property; a practice broker handles brokerage; independent valuators, lawyers and accountants own their findings. Our lane is the facility, the coordination and the build.

How we connect and manage the parties

One team, one timeline, independent decisions.

01

Map the stakeholders

Confirm who represents each side, what each professional needs, and which decisions belong to the owner, operator and buyer. Our own role, any prospective buyer introduction and any proposed design or construction role go in writing up front.

02

Coordinate the work

Organize facility documents, site access, physical diligence questions and action items, and sequence them across the agreed team so nothing stalls on a missing piece.

03

Keep the pathway visible

Track open items with the valuator or appraiser, lender, real estate professional, legal and tax advisers and suppliers. Each delivers their own independent findings; we keep the schedule visible.

What you get

A transition plan that includes the place.

FOR BUYERS

Know what the space can support before it becomes your responsibility.

A purchase decision grounded in treatment capacity, systems and upgrade cost—not the financials alone. A costed, phased transition and renovation plan. Fewer surprises after closing.

Discuss a purchase
FOR SELLERS

Make the built asset easier for qualified buyers to understand.

Physical documentation organized for diligence, a clear account of the clinic’s improvements and capacity, and a smoother pathway for facility questions during the sale process.

Discuss a sale
FOR BOTH SIDES

Keep one disclosed timeline from diligence to the finished clinic.

A coordinated workstream, independent professional findings and continuity from the transaction into renovation, expansion or a new location when requested.

Why work with us

Facility intelligence a broker cannot provide.

Brokers, valuators and lawyers each see one slice of a transition. We see the building—what it can support, what it costs to change, and how a renovation sequences around a practice that may need to stay open—and we connect that to the market and clinical picture.

Because the team that coordinates the transition can design and build the clinic afterward, a buyer does not have to restart the physical planning on day one. We work alongside your advisers, never in place of them.

A SUBSTANTIVE FACILITY REVIEW CAN INCLUDE

Clinical capacityLayout, operatory count, circulation and treatment capacity.
Building systemsMechanical, electrical, plumbing and dental equipment interfaces.
Compliance pathwayAccessibility, imaging, sterilization and preliminary permit questions.
Facility recordsAvailable drawings, permits, maintenance and improvement records.
Site constraintsLeasehold and property constraints identified for adviser review.
Change planPreliminary renovation scope, phasing, schedule and cost context.

The scope depends on access and available records. Findings are preliminary unless the engagement includes the appropriate licensed consultant, inspection or formal report.

Boundaries and disclosures

Clear roles protect the decision.

Dent Build does not set transaction terms, negotiate a sale or lease, determine value, or provide legal, tax, appraisal or lending advice. We are not a real estate brokerage.

We disclose, in writing and in advance, any prospective buyer we introduce and any proposed Dent Build design or construction role. Introductions happen only with your consent.

In Ontario, the selling dentist remains responsible for the appropriate transfer of patient records. Plan record custody and continuity of care with your professional advisers. RCDSO guidance ↗
